All section line easements that cross private lots have been vacated and can not be used as legal access.

Homeowners must ensure that development of any new access trails are constructed along legal rights of way; i.e., un-vacated section lines, platted subdivision roadways, etc. It should be noted that all lots are now individually owned and access across privately owned land would be considered trespass.

Direction from the Borough for constructing trails within the subdivision is as follows:

  • trees belong to the adjacent property owners
  • cut spruce into 4 foot long pieces if left in right-of-way
  • notify adjacent property owners 2 weeks prior to construction/cutting
  • disturb and clear cut only that area necessary for permitted use
  • a construction permit is required

The HOA has been granted a General Construction Permit for work conducted in the right of ways within the Subdivision.
